Introduction
Fox Barn is on the ground floor of a two-story property on the outskirts of the village of Staveley in Cumbria. It is a self-catering holiday let and sleeps up to 4 people.

Pre-Arrival

- Bookings/enquiries can be made through the website or by email/phone
- The nearest bus stop in the village is 150m from the entrance to the property. There is a bus shelter with seating.
- The nearest train station (Staveley) is 0.5 miles away, however please note that this station has no step-free access
- We can provide information in large print if required
- Several supermarkets deliver to the property, including ASDA, Sainsburys and Morrison.
Arrival
- There is no private car park at the property
- Street parking is available on the lane immediately outside the property and there is room for approximately 4 cars
- Street parking on a downward incline but is tarmacked and free from kerbs
- As the lane is narrow, it is important to park close to the wall of the property
- The entrance to the property has one step – 11cm high and 220cm wide
- The area is not well lit at night but the property does have an external light
Entrance
- There is an open porch providing overhead shelter
- The front door is 77cm wide. The handle is on the left and the lock is 100cm high
- There is no step when entering the property but the doorsill/threshold is 9cm high and 7cm deep
Hallway
- The front door opens to a hallway which is 206com wide at its widest point and 110cm at its narrowest.
- The hall floor is tiled
- The hallway has doors leading to (i) boiler storage cupboard/cloakroom (ii) bathroom (iii) storage cupboard and (iv) through lounge with access to kitchen, dining area and bedrooms
- There is a standard size front loading washer-dryer which is in the cloakroom/storage cupboard to the left of the front door
Bathroom
- Doorway is 66cm wide
- Floor is tiled with underfloor heating
- Standard bath with shower over. No handrails over the bath.
- Bath height is 55cm
- Free space in the bathroom is approx. 180cm x 120cm
- Toilet seat height is 45cm
- Space to right of toilet is 17cm and to the left is 21cm
- Bathroom suite is white and floor tiles are dark grey
- Space under washbasin is free other than pedestal
Lounge and Dining room
- Loung is accessed through an entrance that is 80cm wide. Actual door width is 73cm
- Furniture is one double sofa, one 2.5 seater sofa and one club armchair. There is also one moveable coffee table with legs at each corner
- Carpeted throughout with short pile carpet, along with a moveable rug
- Open plan dining room – circular table with central leg. 72cm from floor to underside of table, 1.2m wide and 75cm high.
- Four moveable chairs with no arms
- At least 35cm free space between table and walls
- Wall mounted TV with remote control
Rear Vestibule
- Accessed through lounge through a short corridor that is 78cm wide
- Door is 74cm wide and is a fire door
- Vestibule leads to bedrooms and measures 127cm x 78cm
Bedroom 1
- Door width 74cm
- Double bed – 4ft 6in
- Bed height 49cm from floor to top of mattress
- Duvet and pillows are duck down and feather
- Bedding is cotton
- Largest transfer space available to left or right of bed is 55cm
- Bed is moveable if more space is required
- Largest free space clear of doors and furniture is 90cm by 90cm
Bedroom 2
- Door width 74cm
- Zip and link beds provided – either 2 x 2ft 6in single beds or one 5ft double bed
- Bed height 62cm from floor to top of mattress
- Duvet and pillows are duck down and feather
- Bedding is cotton
- Largest transfer space available to left or right of bed is 70cm
- Bed is moveable if more space is required
- Largest free space clear of doors and furniture is 90cm by 280cm
- Fire exit through the bedroom window. Windowsill is 69cm high and there is a fixed step to access which is 18 cm high.
Kitchen
- Accessed from dining area
- Door to kitchen is sliding door
- Width of door is 72cm
- Worktop height is 90cm
- Over door is drop down, the height of the lowest shelf is 30cm and the highest shelf is 62cm. Oven can be accessed from the side
- Sink is 90cm high with cupboards underneath
- Hob is 90cm high and gas powered
- Floor is tiled
- 102cm x 200cm free space between all furniture and worktops
- Good contrast between colours of floor, cupboard and worktop
- Evenly lit kitchen with spotlights above work surfaces
- Fridge with a small freezer compartment. Highest shelf in fridge is 51cm
- Dishwasher available
Garden
- Small garden in front of property
- Majority of garden is gravelled but paved area in front of door
- Garden has no gate and is not secure
- Seating areas has four chairs and a table on a patio base
Additional information
- Property has no landline but good mobile phone reception and broadband
- Property is fitted with smoke alarms and carbon monoxide detectors. These are audible alarms only and not visual.
- Smoking is not permitted
- Fire evacuation instructions are displayed in the property with emergency torch lighting
